A public hearing will be held by the Zoning Administrator to consider the following:
The applicant requests variance approvals in conjunction with a new single-family resi- dence to allow the modification of the front yard setback of 10-feet and side yard setbacks of 6-feet, without the additional two-foot average setback at each story (SMMC Section 9.04.08.06.070(b)). The request also involves increased parcel coverage for the project. The following table depicts the allowable and requested square footage:

Pursuant to Santa Monica Municipal Code (SMMC) Section 9.04.20.10.030(d)(1)&(3), the Zoning Administrator may grant a variance to allow the modification to yard setbacks and parcel coverage on parcels having a depth of ninety-feet or less or a width of thirty- nine feet or less. The subject parcel is 75-feet in depth and 37-feet in width.
